When do new southeast Calgary homes need their first repaint?

Builder-grade exterior finishes in communities like Mahogany, Auburn Bay, Cranston and Seton typically start chalking and fading between years 8 and 15, with south and west elevations going first. Interior builder flat paint usually needs replacing sooner — five to seven years — because it marks and cannot be washed.

Garage doors in the southeast

Mahogany, Auburn Bay, Cranston and McKenzie Lake are full of builder-standard steel doors that have now had a decade of prairie sun on them. South-west exposure is brutal out here, and the fade is even across the whole panel rather than patchy.

The other southeast factor is proximity to Deerfoot and the arterial network — more salt spray through the winter, which means more attention to the bottom panel before anything is primed.

New suburbs on their first repaint

Mahogany, Auburn Bay, Cranston, Seton, Legacy and Walden went up fast with fibre cement panel, vinyl and manufactured stone. Builder finishes are applied in a factory or in one thin field coat and they are not designed for a twenty-year life on a Calgary elevation. Somewhere between years eight and fifteen the south and west walls chalk visibly while the north wall still looks new.

Inside those same homes, the builder's flat wall paint is the other complaint. It scuffs, it cannot be wiped, and touch-ups flash because the sheen never matches. A repaint in a washable eggshell across the main floor solves a problem most owners have been living with since possession.

Inglewood, Ramsay and Ogden are a different job

The inner southeast is a hundred years older. Wood siding, wood windows, porch columns, decorative trim — beautiful, and unforgiving. These homes need scraping back to sound substrate, spot-priming every bare patch, and caulking the joints that have opened up before a single finish coat goes on.

There is also more hail history down here than people remember. Calgary sits in Canada's hail alley, and pitted paint film on siding is common even where the panels themselves were never replaced. Painting over unrepaired hail damage buries the problem instead of fixing it, so we say so before quoting.

Decks, fences and the lake-community reality

Deep Bow-valley sun plus wind means untreated cedar and pressure-treated fencing greys out fast in the southeast. Staining on a three-to-five year cycle is far cheaper than replacing boards, and it is a job worth booking in the same season as an exterior repaint so the whole property matches.

My Mahogany home is only ten years old — does it need painting?

Often yes, on two or three elevations rather than all four. Builder exterior finishes chalk on south and west walls between years eight and fifteen while the sheltered sides still look fine. We will tell you if a partial repaint is the honest answer.

Do you paint fibre cement (Hardie) siding?

Yes, and it is the most paint-friendly cladding in Calgary. It is dimensionally stable, so a properly washed and primed fibre cement repaint typically holds 10 to 15 years here.

Can you paint over hail-damaged siding?

Only after the damage is dealt with. Hail pits the paint film and can crack panels; coating over it hides the failure for a season and then telegraphs through. We flag it and, if you are going through insurance, give you documentation that helps.
