Why does exterior paint fail faster in Cochrane?

Cochrane sits directly in the chinook belt where temperature swings of 20 to 30 degrees in a few hours are routine, and Bow Valley wind adds constant abrasion. That combination of freeze-thaw cycling and wind-driven grit shortens exterior coating life compared with sheltered inner-city Calgary, which makes prep and coating flexibility more important than paint price.

The wind coming down the valley is the single biggest difference between Cochrane and Calgary. Elevated communities like Sunset Ridge, GlenEagles and Heritage Hills have almost no wind shelter, so exposed elevations take both mechanical abrasion and repeated freeze-thaw cycling.

What survives that is a flexible exterior acrylic over properly prepared substrate — chalk washed off, loose material scraped, bare wood and repairs primed, joints caulked. On stucco, that means real crack bridging rather than a skim coat that reopens by spring.

The builder-grade finish is now due

Sunset Ridge, Fireside, Riversong, Heartland and Precedence were largely built between 2013 and 2019, which puts most of those streets at the 7 to 12 year mark. That is not an arbitrary number — it is roughly how long a builder-grade exterior finish lasts. On a spec home the cladding is usually pre-finished or sprayed once at the framing stage, thin, over minimal prep, in whatever product came in at the right price for a hundred houses at a time.

So it fails on a schedule rather than at random. South and west elevations chalk first, caulk joints at window and trim junctions open, and the fascia and garage door go dull well before the walls do. A proper repaint is a different job from what the builder did: wash the chalk off, scrape and prime anything bare, re-caulk the joints that have let go, then two coats of a flexible exterior acrylic. Done that way the second cycle outlasts the first by years, which is the main reason exterior painting in Cochrane is worth doing once rather than twice.

Inside Cochrane homes

The newer subdivisions all share the same interior problem: builder-grade flat paint on new drywall. It looks fine on handover day and then marks from a chair back, a dog, or a wet cloth, because flat has almost no binder and no washability. Most of the interior painting we do in Cochrane is a straight upgrade to a scrubbable matte or eggshell, which changes how the room lives more than the colour does. Worth knowing on pricing: nine-foot main floors are standard in Sunset Ridge, Fireside and Riversong, and walls are priced by area, so those homes cost more than the floor plan suggests.

Glenbow, Bow Ridge, Cochrane Heights and the East End are a different house. Plaster or older drywall, textured and stipple ceilings, oil-based trim under the current coat. Those need a bonding primer on the woodwork and patch work that is feathered and sealed before any colour goes on, or the repair telegraphs through the finish. Interiors are also the counter-seasonal play here — from November through April exteriors are shut down across the chinook belt, so a painting contractor in Cochrane has real availability and you get the crew for as long as the job needs.
