Stucco

Stucco painting in Calgary, from crack repair to final coat.

Calgary is a stucco city — and stucco is the surface freeze-thaw punishes hardest. Painted right it looks new for a decade. Painted wrong it traps moisture and fails from behind.

How much does it cost to paint stucco in Calgary?

Painting stucco on a Calgary home typically runs about $3,500 to $6,500 for a bungalow and $4,500 to $9,500 for a two-storey, including washing, crack repair and two coats. Stucco costs more than smooth siding because the texture drinks paint — expect materially higher coverage rates per square foot.

Why so much of Calgary is stucco

Huge swathes of Calgary's housing stock — much of what went up from the 1960s through the 1990s, and plenty since — is stucco or acrylic stucco. It is durable, it handles our dry climate well, and it is everywhere from Varsity and Silver Springs to the newer suburbs.

The catch is that stucco is porous and slightly flexible, sitting on a wall that expands and contracts through every chinook cycle. Hairline cracking is normal here. What matters is whether those cracks get treated before they get painted over.

Crack repair comes before colour

We map and treat cracking before anything else. Hairline cracks get a flexible elastomeric filler that can move with the wall; wider or stepped cracking gets cut out, patched and textured to match so the repair does not telegraph through the finish coat.

Skipping this is the single most common reason a stucco repaint looks bad in two years. Paint bridges a crack for one season, then the next chinook cycle opens it right back up — now with a visible paint line running along it.

Breathable coatings, not just any exterior paint

Stucco needs to release moisture. Seal it with the wrong film and water that gets in behind — through a roof detail, a failed caulk joint, or ground splash — has nowhere to go. It pushes back out through the coating and lifts it in sheets, and you get efflorescence: that chalky white bloom leaching through the surface.

The right answer is a breathable masonry or elastomeric acrylic that bridges hairline movement while still letting vapour out. It costs more per litre. It is also the difference between a ten-year job and a three-year one.

  • Pressure or soft wash to remove chalking, dust and organic growth
  • Crack mapping, elastomeric filling and texture-matched patching
  • Masonry-appropriate primer on bare or repaired areas
  • Two coats of breathable exterior acrylic or elastomeric coating
  • Trim, fascia and soffit finished to contrast cleanly

Colour choices that hold up on stucco

Texture reads darker than a flat swatch, because every bump casts a shadow. A mid-tone greige on a fan deck can land noticeably heavier across a full stucco elevation, which is exactly the kind of surprise the visualizer is there to prevent.

Deep saturated colours also fade fastest under Calgary's UV load, and on a textured surface uneven fade is more visible. Warm neutrals, greiges and soft sands stay looking intentional longest here — which is partly why they dominate the streetscape.

Questions people ask

Should I paint stucco or re-stucco?

If the stucco is structurally sound and the cracking is hairline to moderate, painting is dramatically cheaper and gives you a fresh, uniform look. If there is widespread spalling, large sections delaminating from the substrate, or ongoing water ingress, painting only hides a problem that needs repair first. We will say which one you are looking at.

How long does painted stucco last in Calgary?

Seven to ten years is realistic with proper crack repair and a breathable coating. Elevations facing south and west typically show fade first because of Calgary's altitude and clear-sky UV exposure.

What is the white chalky residue on my stucco?

That is efflorescence — mineral salts carried to the surface by moisture moving through the wall. It has to be cleaned off and, more importantly, the moisture source found, before painting. Coating over active efflorescence guarantees the new paint lifts.

Can you match my existing stucco texture on a repair?

Yes, texture matching is standard practice on our patches. A perfect match on an old, weathered wall is not always achievable in one spot, which is why a full two-coat finish over the whole elevation is what makes repairs disappear.
