What should NW Calgary homeowners know before repainting?

Most northwest Calgary homes built between 1975 and 1998 are acrylic stucco, which needs crack repair and a breathable elastomeric-style coating rather than a standard exterior latex. Newer communities north of Stoney Trail are largely fibre cement, which is the easiest cladding in the city to repaint. Exterior work runs late May to mid-September.

Garage doors in the northwest

The 2000–2015 build wave in Tuscany, Arbour Lake, Royal Oak and Edgemont is hitting its first real repaint cycle, and the garage door is usually the part that shows it first. Doors on those streets sit high and open to the west, so the factory finish chalks and fades well before the siding does.

Closer in — Brentwood, Huntington Hills, Varsity, within sight of Nose Hill Park — the doors are older and the problem is rust along the bottom panel from years of City road salt rather than fading. Either way it is a half-day job, and repainting a door that still runs properly costs a fraction of replacing it.

What the northwest is actually built out of

Three eras sit side by side up here. The inner-northwest — Bowness, Montgomery, Hillhurst, Brentwood, Varsity — is post-war and 1960s–70s stock: wood or hardboard siding, wood trim and fascia, plaster or early drywall inside. Those exteriors are the ones where scraping and priming bare wood is most of the labour.

The 1980s and 1990s ring — Ranchlands, Edgemont, Citadel, Hawkwood, Arbour Lake — is dominated by acrylic stucco. Thirty-year-old stucco has almost always moved, so hairline cracking around window corners is normal rather than alarming, but it has to be cut, filled and bridged before coating or the crack simply reappears through the new paint in a season.

North of Stoney Trail — Sage Hill, Nolan Hill, Evanston, Sherwood, Kincora — is newer: fibre cement panel, vinyl accents and manufactured stone. Much of it is now hitting the 12–18 year mark where the factory finish has chalked and the first repaint is due.

The northwest's own weather problem

Chinook arch weather hits the west side of the city hardest, and the northwest catches the full swing. A 20–30 degree change over a few hours drives moisture in and out behind the coating, and a stucco wall that has not had its cracks properly bridged will fail at exactly those points first.

Elevation matters too. Homes on the ridges in Tuscany, Sage Hill and Silver Springs get more wind-driven weather and more direct UV than a sheltered inner-city lot, so south and west elevations fade first and often need a repaint cycle before the rest of the house does.
