Can a damaged popcorn or stucco ceiling be repaired without redoing the whole room?

Usually, yes. Once the moisture source is fixed and the area is dry, loose texture is scraped back to sound material, the board is repaired, a stain-blocking primer goes on, and the texture is re-sprayed to match. The ceiling is then painted edge to edge so the patch does not read as a different colour.

How the repair actually goes, step by step

We start with the cause, not the patch. If the leak or the ventilation problem is still active, any repair will fail again — so the plumbing, roof or fan issue gets dealt with first by the right trade, and the area is given time to dry fully.

Then the work runs in order: scrape loose texture back to a firm edge, cut out and re-board anything soft or sagging, tape and mud, sand flush, seal the area with a stain-blocking primer, re-spray texture to match the surrounding ceiling, and finish with ceiling paint across the whole plane.

Why one team for repair and paint matters

A lot of drywall contractors finish at "paint-ready" and leave. That leaves you booking a painter, waiting, and hoping the second crew can make a fresh patch blend into a 20-year-old ceiling.

Repair, resurface or remove?

A small, stable area is a spot repair. If the texture is failing in several places or has been painted over so many times it peels in sheets, scraping that ceiling and skimming it smooth is often the better long-term answer. Full popcorn removal makes sense when you want a modern flat ceiling anyway.

Popcorn ceilings in older homes: test first

Textured ceilings applied before about 1990 can contain asbestos. If your home is from that era and the repair involves scraping or cutting the existing texture, the material should be sampled and tested before anyone disturbs it. If the test comes back positive, the work is handled by a licensed abatement contractor before repairs continue.

Why Calgary ceilings crack and stain

Calgary's dry air and fast temperature swings make houses move more than most. Framing shrinks and expands, and a seam that was taped poorly will show it as a crack within a winter or two. Filling the crack on the surface hides it for a season; repairing the failed tape is what stops it coming back.

The other local one is attic rain. Frost builds up on the underside of the roof in a cold snap, a chinook melts it in an afternoon, and the water drips onto the ceiling — usually around bathroom fans, pot lights and the attic hatch. If you see rings appear after a warm spell, that is the most likely cause.

How much does ceiling repair cost in Calgary?

Can you just paint over a water stain?

Not reliably. Regular ceiling paint lets water stains bleed straight back through. The moisture has to be gone first, then the stain is sealed with a stain-blocking primer before any finish coat goes on.

Can you match my popcorn or knockdown texture?

Yes. We match the size and density of the existing texture and check it under the room's own light before painting. Very old or heavily painted texture can be harder to match exactly, and we will tell you up front if that is the case.

Do you fix the leak too, or only the ceiling?

The leak has to be stopped by the right trade first — a plumber, roofer or HVAC tech. Once it is fixed and dry, we handle everything from the board to the final coat of paint.

Does my popcorn ceiling need asbestos testing before repair?

If the house was built or the ceiling was textured before about 1990 and the repair means scraping or cutting the texture, yes — test before it is disturbed. If it is positive, abatement comes before repair.

Why does my ceiling keep cracking in the same spot?

Usually a tape seam has failed or the framing moves there with the seasons. A surface fill only hides it; the fix is to cut out the failed tape, re-tape and mud properly, then repaint.

Why is there a water stain around my bathroom fan?

In Calgary the usual cause is condensation — either a fan duct that is not insulated or not vented outside, or attic frost that melted during a chinook. Fix the fan or ventilation first, otherwise the stain comes back next winter.

How long does a ceiling repair take, and how messy is it?
