Why exteriors can't be priced per square foot

Two Calgary houses with identical footprints can be thousands apart. What separates them is how much wall is two storeys up, how many gables and dormers break up the run, whether there is a walkout grade making ladder work awkward, and above all what shape the existing coating is in.

A ten-year-old Hardie exterior that just needs a wash and two coats is straightforward. A 1978 wood-sided house in Thorncliffe with south-wall peeling and failed caulk is mostly prep labour — scraping, spot priming and re-caulking every joint before the first drop of finish paint.
