Why interiors are priced on wall area, not floor area

A 12x12 bedroom with eight-foot ceilings has roughly 380 sq ft of wall. The same room in a newer Calgary build with nine-foot ceilings has closer to 430. That is why two houses with the same MLS square footage can quote hundreds of dollars apart — the paint goes on the walls, so the walls are what gets measured.

Coatly's estimate follows the same logic. Small jobs sit at a flat rate because setup, masking and cleanup dominate the day. Past about 500 sq ft of wall, the price moves to a per-square-foot rate so you are paying for surface, not for guesswork.

What pushes an interior quote up in Calgary homes

Prep is the honest variable. A five-year-old home in Mahogany or Livingston needs a light scuff sand and two coats. A 1960s bungalow in Glendale with plaster texture, forty nail pops and a smoke-yellowed hallway needs filling, spot priming and a lot of patience before any colour goes on.

  • Deep colour changes — covering navy, red or a dark accent wall often needs three coats or a tinted primer
  • Nine- and ten-foot ceilings, plus open-to-above stairwells that need scaffolding or a tall ladder
  • Popcorn or heavy stipple ceilings, which soak up material and can't be cut in cleanly
  • Trim, doors and baseboards, which are slow detail work rather than roller work
  • Water stains, cigarette residue or crayon, which need a stain-blocking primer to stop bleed-through
  • Occupied homes with furniture to move and pets to keep out of a wet room

Winter is the cheapest time to paint inside

Calgary's exterior season is short — roughly May to September — so painting crews pile into interiors from October onward. Booking interior work in the winter shoulder means better scheduling and more attentive crews, and dry chinook air actually helps coatings flash off quickly.

The one caveat is ventilation. In January you can't leave windows open for hours, so we default to low-VOC acrylics that cure with minimal odour and keep the house liveable while we work.
